Robert Nelson won the 2005 Developer of the Year award from the Association of Builders and Owners of Greater New York for structuring a complex deal that allowed the tenants of this Mitchell-Lama building to purchase the property, creating what the New York Times called a "singularly happy resolution to more than 25 years of feuding" between landlord and tenants. This 309-unit building was purchased in 2003 for $21 million. Global One increased the income of the property by obtaining subsidies for the tenants, completed $8 million of construction to the building and then transferred the refurbished building back to the tenants in May 2005 for $35 million, permanently preserving a middle income enclave on the Upper West Side.
