Investment Strategy
Global One’s investment strategy aims to capitalize on the future population growth of New York City and the supply/demand imbalance of affordable housing by acquiring multifamily properties that are between 40 and 1,000 units. New York City has proven to be one of the most resilient and robust economies in the world over the past 25 years, and Global One anticipates expansion well into the future. Although the fundamentals of the local economy underlie the strength of every real estate investment, systematic analysis of each property is necessary in order to find the deals that will outperform the market. The acquisition team aims to maximize returns and minimize risk of each investment by utilizing its highly sophisticated, internally-developed underwriting models. Global One targets core-plus and value-add investments for medium to long term hold periods with low to moderate leverage.
These investments include:
- Properties that are subject to municipal, state and/or federal restrictions with below market rents.
- Properties located in prime neighborhoods but are under-valued by the market because of mismanagement or neglect.
- Properties in gentrifying neighborhoods that have the physical and economic characteristics required to capitalize on the future market growth. - Off-the-market properties or real estate partnerships that can be acquired at a discount to their inherent market value. |
